Finding the Right Housing Solution for an Aggie Student
At NextHome Realty Solutions BCS, we recently helped a family from Dallas who was looking for housing for their daughter while she attended Texas A&M.
Since they lived several hours away and didn't have local connections in the Bryan-College Station area, the process started with a lot of conversations about what they were hoping to accomplish. They wanted something that would work well for their daughter, fit their budget, and make sense for their timeline.
We started touring properties in December with the father and daughter while he was in town picking her up after the fall sememster ended. After narrowing down some options, we met again in January with the mother and daughter to continue the search.
There were several strong contenders in the popular student areas around town, but one townhome stood out from the rest. By the end of the tour, it was clearly the daughter's favorite.
Once the offer was accepted, the property went through inspections and we negotiated repairs related to the HVAC system. After that, the transaction moved smoothly to closing.
One of the unique aspects of this purchase was the timing. The family was looking to buy in February, but their daughter would not be moving in until the summer. Because of that, we intentionally focused on properties that already had tenants in place with leases extending through Summer 2026.
When the purchase closed, the new owners stepped into the role of landlord for the remainder of the existing lease. That allowed them to receive rental income during the months before their daughter was ready to move in.
In this case, finding the right property wasn't just about location or price. It was also about finding a townhome with a lease structure that matched the family's plans. By keeping that goal in mind throughout the search, they were able to secure housing for their daughter while making productive use of the property before move-in day.
