Lease Showings: The Part No One Warns You About

In real estate, lease showings rarely go exactly as planned. At NextHome Realty Solutions BCS, its no different. This week was a perfect example of how quickly things can shift once the schedule starts.

One showing was scheduled and confirmed…and then nothing. No call, no text, no reschedule. Just a quiet driveway and a locked door.

Another showing was set for 4:00 PM. At 4:00, there was no one in sight. We reached out and realized the prospect had completely forgotten about the appointment! About 20 minutes later, the prospect arrived and toured the unit. After walking through, they asked for a $200 rent reduction. The unit wasn’t in ideal condition during the showing, but it was scheduled to be fully cleaned and made ready before move-in. That difference had to be clarified on the spot.

In another situation, a prospect scheduled two homes in the same outing — one in the Midtown neighborhood College Station and another on the west side of Bryan. That’s a serious drive in between. Despite the distance, that showing worked out. The prospect is now moving forward with a lease on the Bryan property.

There was also a showing that required coordinating directly with the current tenants. Multiple attempts were made to reach them, but there was no response. Without that coordination, the showing couldn’t happen at all.

And then there was the moment that no one really expects.

A showing was scheduled, and it was confirmed that the tenants would not be home. The door was unlocked…and there was a tenant sitting on the couch, casually drinking coffee. Thankfully, he was friendly and helpful, but it was not the empty property everyone expected to walk into.

Each of these situations came down to a different expectation — timing, condition, pricing, location, or access — and what actually happened in the moment.
